The duration of residence is limited in order to provide as many students as possible with affordable housing. The tenancy has a minimum term of six months. The regular term of residence is a maximum of six semesters or depending on the maximum funding limits of BAföG.

The tenant can request an extension of the rental agreement. In particular, reasons for an extension include:
- first state examinations, the diploma examination, the bachelor's or master's examination, and the bachelor's, master's, or final thesis are imminent.
- a physical handicap or serious illness that leads to exceeding the maximum rental period
